The first time we saw this classic Marche farmhouse my colleague, a lifelong resident of the area, said simply, “E’ Una Marchigiana” – literal translation – “That’s a Marchigiana”, meaning that this property is a shining example of a classic Marche farmhouse. The more we looked, the more we realized how much that simple comment captured the essence of this property. When they write the book about the the REAL Marche farmhouse, they’ll use this house as the example. So, following my colleague’s lead I call this house “Casa Marchigiana”.

Take all the characteristics you’d seek in the perfect Marche farmhouse – classic structure, vaulted ceilings, chunky hand-hewn beams, interior columns, big arched doorways, cotto tiles on the roof, a flat plot with views of distant mountains, rolling valleys, fields of sunflowers and close-in hilltowns, etc.

Then, add in some contemporary niceties such as 40 minutes’ drive from the airport, location in the heart of designer shoe country, 10 minutes to the autostrada, 15 to the beach, 35 to the mountains and three close-by medieval towns and you see what a classic this property is.

Then, think in terms of a €129,000 entry price for a STRUCTURALLY STABLE building and for €350,000-€399,000 FINISHED, you’ve got what everybody wants – yes, the MARCHIGIANA, the classic Marche farmhouse.

The first thing that strikes you is the approach…you gently descend to the plot which sits on a plateau. You see hilltop towns and fields of summer sunflowers. There’s even a shot of distant Sibillini Mountains.

Then, you enter the house and you’re amazed at the treasure trove of character – not the kind you “build”, but the real kind that you protect, nurture and restore to full glory. The interiors of this house will be unique and gorgeous – loaded with that character that is so hard to find. First up are the vaulted ceilings – it looks like a Tuscan Trattoria inside. These are coveted ceilings and very hard to find.

Next are the big interior columns…you can “dress” these in stone or the same antique brick that adorns the outside of Casa Marchigiana…the effect will be fantastic. Then, as you move to the 1st and 2nd floors you see the big chunky hand-hewn beams, classics themselves, all sound and ready for the sanblaster who will bring them back to life.

Practically speaking, the house is in very good shape structurally, making it an excellent candidate for an efficient, reasonably priced restoration. At the €129,000 asking price we challenge you to find a better value for the money.

The old Marche farmhouses were meant to house lots of people. This version can do the same, but, it’s much more interesting to talk in terms of the open plan layouts that are possible and the 4-6 bedrooms and insuite bathrooms that are easy to accomplish here.

The 80 sqm. outbuilding is a work of art. TWO big arched entryways, beautiful really. Restore it as a cottage, studio, pool house or any other execution that suits your plan.

Casa Marchigiana has full day sun. The property is flat and ideal for pool and gardens. You have a straight-on view of Monte Sanpietrangeli. Francavilla d’Ete is close-by and Monte San Giusto is walking distance at 3 km…the beaches and mountains (and airport) are all close-by as we’ve mentioned earlier.
