This old farmhouse sits majestically on a hillside with a long, private drive, independent and alluring and sadly, neglected.  But look beyond the crumbling façade and see the house of your dreams in this location and you have a picture post-card scene.  The property is not overlooked and offers seclusion without being closed-in.  The roof and internal structure of the house are dilapidated so you would need to determine, with the help of an architect, whether the house requires rebuilding.  It would be a shame if this property needed to be demolished because it is a beautifully  proportioned Marchigiana farmhouse. (See ‘Comments’ below for Demolition versus Restoration).  Bear in mind that even if a rebuild is recommended the house can be built using the original materials wherever possible and can be reinstated in exactly the same style if that is your wish.  Because it sits on a hillside the property lends itself well to installing an underground car park at the rear.   Area of land is about 5000 sq. mts. so there is certainly ample space to site a swimming pool.   If you are particularly looking for a restoration or a rebuild then you need to add this house to your viewing list as a Must-See.

Access from main Tarmac road is via a white road and eventually an unmade road of about ¼ mile.  This road is comune (council) owned but as is usual here, the comune has agreed to surface the road only when the property is made habitable.  

Comments:  Demolition versus Restoration.
With houses requiring this degree of restoration a rebuild is usually the cheaper option and it also allows you the freedom to change the specifications.  You may consider changing the aspect to ensure a south-facing garden or more importantly reduce the volume to something more suiting your purpose.  You can also move the footprint over within 100 mts. so if you need to you can redetermine the view.  So long as a rebuild is in keeping with other properties in the region and does not exceed the existing footprint (although there are new laws about this – in certain circumstances there is the possibility to increase the volume by up to 40%) you can virtually build the house of your dreams.  All of the original stone and in some cases other materials, e.g. oak lintels, beams etc.  can be reused in the rebuild.  Restoration requires that you replace what was there originally with a few exceptions, namely loggias, pergolas or balconies but you will not be allowed to add extra windows or doors, for example or change their location.
